About Battery Park City

The rental market in Battery Park City (BPC for short) is a mix of older high-rise apartment buildings that were built in the 1980s and 1990s when the neighborhood was initially developed, and newer, glass towers filled with luxury rentals. As this was a planned neighborhood, virtually all of the real estate is in full-service, doorman, and elevator buildings. For the most part, the older buildings are located in Battery Park City South, while the newer, more modern buildings are in Battery Park City North, which is dominated by luxury apartment buildings and condos, which with their many amenities, are amongst the most family-friendly in the city. For the uninitiated, the neighborhood is divided by Brookfield Place, and the southern half is mostly older rental buildings and some condos (a few of which are amongst the most expensive in Lower Manhattan, but not where most folks will typically be looking for Battery Park City apartments for rent). The main apartment complex in BPC South is Gateway Plaza, an enormous six-building complex that has 1700 units. Apartments for rent at Gateway Plaza are generally cheaper than in other buildings in the neighborhood, while also being quite spacious, with large bedrooms and living rooms which can be converted. The northern half of the neighborhood borders Tribeca and is generally seen as the more posh part of BPC as it's dominated by newer, no fee rental buildings and the luxurious apartments within. Some of the nicest rental buildings in BPC North are the Verdesian and Liberty Luxe. Overall, Battery Park City is very popular with families as the neighborhood has a lot of green space and outdoor activities, is pet-friendly, and residences tend to be quite spacious by New York City standards. Residents also enjoy the incredible waterfront esplanade, which offers stunning views of the Hudson River and New York Harbor.
